Suburban Denver Development Site Is on the Market

Tuesday, September 18, 2018

Holliday Fenoglio Fowler, L.P. (HFF), on behalf of the owner, is marketing a 2.33-acre development site for sale at 15 Sable Boulevard in Aurora, Colorado, Denver’s most populous suburb. The 96,834-square-foot site is zoned for a transit-oriented development (TOD) and is within walking distance to more than 3.1 million square feet of retail. Strategically positioned in the center of Aurora, 15 Sable is within 10 minutes of 31 million square feet of office space, six hospitals, more than 100,000 employees and 30 percent of Colorado’s GDP.

As a true TOD site, 15 Sable is only a five-minute walk to the RTD 2nd and Abilene Light Rail Station, providing future residents with convenient access to Denver’s extensive light rail network with connections to downtown Denver, Denver International Airport and the Denver Tech Center. Favorable zoning at the site allows for unlimited height, reduced parking requirements and a minimum density of 40 units per acre, allowing a developer flexibility in design and form for a new multi-family project.

Land Site for Sale Investment Highlights

  • Walkable to Light Rail and Central to Major Transit:  Residents of 15 Sable will be just down the block from the 2nd and Abilene RTD Station, and Interstate 225 is accessible half a mile from the land site for salee. Connections to both Interstates 25 and 70 are less than eight minutes away, providing residents with convenient access to the entire metro area.
  • Proximate to Abundant Retail Amenities:  In addition to being within a strong, transit-enabled area of metro Denver, 15 Sable is also strategically located near one of metro Denver’s largest concentrations of retail, providing residents with convenient access to the region’s most popular retail destinations. Adjacent to the development site for sale is the 528,000-square-foot Aurora City Place, which has lifestyle-focused dining and retail tenants such as Super Target, Barnes & Nobles, PetSmart and Michaels. The 1.08-million-square-foot Town Center at Aurora is a 10-minute walk from 15 Sable. The regional shopping mall is anchored by Macy’s, Sears, Dillard’s and JCPenney and is also home to Hobby Lobby, Century Theatres, TGI Fridays, Chick-fil-A and Hollister.  Sixteen restaurants, including Starbucks, Atlanta Bread, Chili’s Grill & Bar and Fatburger, are within a five-minute walk.
  • Proximate to Major Employment Centers:  Fitzsimons Medical District is five minutes from the development site for sale. The campus currently supports 22,000 employees across three hospitals and the University of Colorado Anschutz Medical Campus. The $1.2-billion Rocky Mountain Regional VA Hospital opened in July, bringing thousands more employees to the campus. At full build out, the Fitzsimons campus is expected to house more than 50,000 employees daily. 15 Sable is a 15-minute drive to the Denver Tech Center (DTC), the northern boundary of Denver’s Southeast Business Corridor and Denver’s largest employment center by square feet. The south campus of the Medical Center of Aurora is also just five minutes from 15 Sable and has more than 1,700 staff. Buckley Air Force Base with more than 12,000 employees is just five minutes from 15 Sable.
  • True Transit-Oriented-Development Zoning:  15 Sable is situated with desirable TOD-General zoning, allowing for unlimited height restrictions and parking requirements of one space per dwelling unit. With a minimum density of 40 units per acre, a developer has the opportunity to maximize the site capacity and provide flexibility in design options. Due to retail and residential uses surrounding the 15 Sable site, a developer is well positioned to take advantage of sweeping, unobstructed mountain views from above the second floor of a new project. In addition to favorable zoning and coveted mountain views, an easement with the neighboring condominium association will allow for access to 15 Sable from E 1st Drive on the north side of the site. Two additional ingress and egress points exist on South Sable Boulevard to the east and East Ellsworth Avenue to the south.
