Holliday Fenoglio Fowler, L.P. (HFF) is marketing for sale Willow Creek Shopping Center, a 163,412-square-foot neighborhood retail center in the Denver-area community of Centennial, Colorado. The real estate investment sale listing consists of three buildings and four freestanding pad sites (two are not included in the sale). Willow Creek Shopping Center presents a unique opportunity to acquire a neighborhood center that spans 21.391 acres and provides investors upside through the leasing of vacant space, including anchor and junior anchor spaces.

Originally built as a grocery-anchored shopping center in 1984, Willow Creek is an exceptional value-add opportunity that is currently 80.1 percent leased to 21 tenants. The retail center for sale was previously anchored by Safeway, but the store was one of nine in Denver that were closed as part of an overall market downsizing at the end of their lease term in 2015. A 15-year lease was recently signed by Vasa Fitness to backfill the Safeway space. Additionally, during the time the Safeway space was vacant, loss of shop space tenants was limited and reported sales remained at prior levels or increased. The ability to attract new tenants as well as retain existing tenants demonstrates the high quality of the commercial real estate listing.

The property is currently zoned for CG, which allows for commercial and mixed-use development.   • High Visibility and Ease of Access:  The property is located at an intersection that sees over 75,000 cars per day and is less than a quarter-mile north of an interchange with C-470. Access to the retail center for sale is easy via a right-in/right-out access point on County Line Road and a signalized access point along Quebec Street.
  • Healthy Demographics and Residential Concentration:  There are more than 43,000 multi-family units and numerous residential single-family home communities located within a three-mile radius of Willow Creek Shopping Center. Additionally, household income within three miles of the retail center is nearly $95,000, 33 percent higher than the Colorado average and nearly 41 percent higher than the national average.
  • Value-Add Through Lease-Up:  The center is currently 80.1 percent leased with 32,459 square feet of vacant space available. At this level of occupancy, incremental leasing velocity will significantly impact on returns. The center was able to retain the majority of its shop space tenants even after Safeway closed, with 9.9 years being the average length of time a shop tenant has occupied Willow Creek Shopping Center. This provides security of income while a releasing program is put into place. The recent addition of Vasa Fitness and ARC Thrift as anchors at the property will only increase customer traffic and tenant interest.
  • Below Replacement Cost:  Willow Creek Shopping Center is being offered at a significant discount to replacement cost, providing an excellent basis play on this acquisition. Replacement cost for an asset similar to the property is approximately $250 per square foot.
